Applying for your Residencia in Spain

I am asked regularly regards Residencia and recently attended a seminar hosted by the Nerja Foreigners department who provided the following advice;
If you are living in Spain for more than 6 months you should apply for residencia.
First condition; Have full medical cover in Spain - You must satisfy ONE of the following;
- Pensioners - S1 form or similar from NHS service
- Working in Spain and paying into the medical social security system ( Contract or autonomo)
- Have private health insurance will full cover
Second condition; Own a property in Spain OR have an income or pension .
Again you only have to satisfy ONE of the following;
- Own a property in Spain without a mortgage
-Working in Spain and paying into the social security system (Contract or autonomo)
- During the last 12 months . each adult must have an income or a pension of at least 430€ per month. This makes a total of 5,160€ per person per year
Renewals
You renew your residencia only once after 5 years. Then you become a permanent resident so you will not have to renew your residencia anymore. Renewals do not need any of the 2 conditions above when applying for the first time.
Once resident you can then apply for your health card at your local centro salud.
You will no longer be eligible for health cover in your country of origin
You must also ensure you change to a Spanish drivers licence.
